Privacy policy
This policy explains how Granny Flat Check handles personal information. We aim to handle it in line with the Australian Privacy Principles (APPs) in the Privacy Act 1988 (Cth).
Who we are
Granny Flat Check is a free introduction service operated by Nebula Ventures LLC, a company registered in the United States. We connect Perth homeowners with one Perth granny flat builder or building broker we select. Each enquiry goes to a single recipient. We are not a builder.

What we collect
- Details you give us in the enquiry form: what you're interested in, block details (block size, backyard space, corner block, house size, size of flat in mind), postcode, suburb, timing, notes, and any photos you choose to upload.
- Contact details: name, email and phone number.
- Consent record: the consent wording you agreed to and when.
- Visit information: the page address, referring page, and advertising tags in the link you arrived from (such as UTM parameters or a Google click ID).
We also record anonymous page events (for example, which step of the form was reached) using a random per-visit ID, with no name or contact details. If we advertise on Google, our pages may load Google's advertising tag, which uses cookies to measure whether an ad led to an enquiry.
The block check and cost estimator run in your browser. We don't store what you type into them unless you send the enquiry form. Photos are resized in your browser before upload, which removes embedded location (GPS) data.
We collect this directly from you through the site, and hold it electronically with the service providers listed below. We don't make decisions about you by automated means: the block check and estimator are calculators that show general results.
Why we collect it
To pass your enquiry to the one business we send it to, so they can contact you about a granny flat or similar project, to confirm we received it, to prevent spam and misuse, and to understand which of our ads and pages work (in aggregate).
No law requires you to give us this information. But we need your name, email and phone number to pass on your enquiry, so without them we can't help.
Who we share it with
- One business only: a Perth granny flat builder or building broker that we select for your enquiry. We choose a single recipient for each enquiry and never send it to more than one business. They may contact you by phone, SMS or email about your enquiry. They handle your information under their own privacy policy once they receive it. They may pay us a referral fee for the introduction.
- Service providers who host our website, store enquiries and send email for us, only to provide those services: Vercel (website hosting, USA), Supabase (enquiry database and photo storage, USA) and Resend (email, USA).
- Anyone we're required to share it with by law.
We don't sell your personal information or share it with lead lists, call centres or other builders.
Overseas disclosure
Nebula Ventures LLC is based in the United States, and we hold enquiries in the United States using the service providers above, under their contract terms, which limit what they can do with your information. The business we pass your enquiry to is in Perth.
Marketing
We don't use your details for unrelated marketing. Any message we send you will identify us and include a way to opt out. The business we pass your enquiry to may follow up by phone, SMS or email about it. You can tell them, or us, to stop at any time, and we'll pass that on.
Security and retention
We store enquiries with access limited to the people who need them, and keep them for 24 months unless you ask us to delete them sooner or the law requires otherwise. If a data breach is likely to cause you serious harm, we'll tell you and the OAIC.
Access, correction and deletion
You can ask to see, correct or delete the personal information we hold about you, or withdraw your consent, by emailing hello@grannyflatcheck.com. It's free, and we'll respond within 30 days.
Complaints
If you have a privacy concern, email us first. We'll look into it and reply within 30 days with what we found and what we'll do. If you're not satisfied, you can contact the Office of the Australian Information Commissioner (OAIC) at oaic.gov.au.
Changes
We may update this policy. The date at the top shows the latest version.
